2017 — 2019
The normal years
Pre-pandemic baseline. Spring peaks land near 8,000, December troughs near 5,000. Textbook Houston seasonality.
2020 — 2021
COVID demand shock
June 2020 set the all-time peak at 10,585 pendings. The pipeline stayed above 9,500 for fourteen straight months as buyers fled rented apartments.
2022 — 2023
Rate cliff
Fed hikes cratered affordability. December 2022 printed 4,997 — the lowest reading in nine years. The pipeline never recovered to COVID highs.
2024 — 2026
Spring pipeline is back
After a 2024–25 plateau 10–15% below peak, March 2026 hit 9,474 pendings — the strongest March since 2021 and a +12.8% Y/Y jump. Buyers are re-entering as rate fears fade.
